We provided planning support and strategy regarding a stunning architect designed development in Tetbury. Its subsequent approval is a prime example of how we as planning consultants really add value to the application process.
The scheme sought permission for a 4 bed replacement dwelling with a detached garage on land in Tetbury.
The landowner had received negative pre-application advice which was primarily critical of the bulk and mass of the proposed dwelling.
Plainview Planning were brought in to provide guidance and strategy in respect to overcoming the Council’s concerns.
Following our review of the proposals and pre-application advice from Cotswold District Council, it was clear to us that this was a high quality scheme and that the majority of the Council’s comments were unjustified.
The Plainview team prepared a planning strategy for moving the project forwards and advised on the approach to be taken to present the scheme in its best light with minimal changes.
We also set out a framework for a new Design & Access Statement (DAS), and worked on this in collaboration with the architect, Millar Howard Workshop.
The thrust of the new DAS was to provide a robust contextual appraisal with a step by step guide to show how this building would respond to local context and planning policy.
The outcome was a positively received planning application that secured planning consent with minimal changes to the original design.
We are delighted that our involvement saw a stalled application get approval through clarity of presentation of the key messages in relation to planning policy and design, ensuring a positive outcome for both the client and the local Council.
