Cotswolds National Landscape
The site lay outside a settlement boundary, within the Cotswolds National Landscape and Cotswold Beechwood SAC, with historic appeal refusals for similar projects. Demonstrating that a new dwelling here could be both sustainable and policy-compliant required a carefully considered planning strategy and strong design narrative.
The principle of development
We proposed a phased approach, first securing permission for a partially subterranean annexe and car store. This created a precedent for built development on the site, providing a launchpad for the subsequent full application for an independent dwelling.
Demonstrating sustainability
Although the Council could demonstrate a five-year housing supply, we evidenced that small-scale, sustainable development outside settlement boundaries should still be considered on its merits. We showcased the site’s accessibility, design quality, and compliance with local and national policy to justify approval.
Building a strong project team and vision
We worked alongside Geoff Luxton Architects and Chris Beardshaw Design to prepare a compelling design and landscape masterplan.
The proposals included a turf and wildflower roof, a sympathetic design following land contours, and restoration of historic parkland. Engagement with the community, councillors, and officers ensured broad support.
Securing approval for an innovative countryside home
Our collaborative planning strategy, robust policy arguments, and design-led approach ultimately persuaded Cotswold District Council to approve the application.
The final scheme delivers an inspiring new home that enhances its setting, achieves landscape officer support, and creates a benchmark for sensitive, sustainable development in the Cotswolds National Landscape.
