Navigating historic planning refusals to secure the redevelopment of a redundant pub site in London

Previous refusals

Previous applications had been refused due to concerns over height, massing and neighbour impact. By revisiting the design, engaging with officers and addressing each issue directly, we created a revised scheme that satisfied planning policy and overcame historic objections. 

Brownfield land

The disused pub had stood empty for more than a decade, contributing nothing to the local area. We demonstrated the benefits of reusing brownfield land, delivering a high-quality, sustainable development that would reanimate the site and create lasting local value. 

Sustainable development

Our case highlighted the economic, social and environmental gains the scheme would bring. From new jobs and sustainable travel connections to the efficient re-use of underutilised land, the proposals embodied the three core strands of sustainable development set out in national policy.

Through proactive and constructive pre-application dialogue, we worked closely with officers to fully understand their concerns and priorities. By carefully incorporating feedback into the evolving design, we worked effectively across the project team and ensured the scheme addressed previous reasons for refusal and aligned with current planning policy.

This transparent and collaborative approach built confidence in the proposals, while also enabling us to demonstrate how the development would respond positively to its context, reduce impacts on neighbours, and ultimately deliver a robust and policy-compliant planning case. 

A positive outcome for client and community 

The unanimous approval from committee reflected both the strength of the planning case and the effectiveness of our collaborative strategy. For the client, the decision secured a viable, long-term use of the site, bringing certainty and value. For the community, the new hotel promises to revitalise a derelict building, provide much-needed local employment opportunities, and improve the accommodation offer close to London City Airport.

The scheme represents a sustainable transformation, turning a long-standing eyesore into a valuable neighbourhood asset.
