Unanimous approval at planning committee for 8 residential units in Greenwich

Another unanimous approval at Planning Committee! This time in the rather stunning environs of Woolwich Town Hall and we are so pleased with the decision by Greenwich Council, to approve outline planning permission for 8 new dwellings.  This proposal will see the regeneration of a ramshackle site into a carefully considered development with family homes at its heart.   

Making the case for development at Planning Committee

It was an absolute pleasure to help get this one over the line – we had been working in an advisory capacity on the project and as there were a number of objections by local residents to the scheme, we were asked to prepare the Committee Speech in support of the application.  We used this forum to directly respond to the questions raised by local residents and evidence how the proposal would support local markets; how it responded to real local housing need; and, represented a modest-sized development which would fit in well within the established residential area. 

Key to this project’s success has been: 

  • Extensive and proactive engagement with the Case Officer;
  • Considered feedback and engagement with the wider community;
  • That the proposed development responds to an identified need for housing and goes some way to helping the authority area with their 5 year housing land supply, which currently only stands at 2.8 years;  
  • That it would bring forward 8 homes which would have a high-quality design and would provide an excellent quality of accommodation to prospective occupiers;
  • That the proposed development would not result in any unacceptable impacts to neighbouring amenity;
  • That there would be no unacceptable impact on the local highway network or car parking pressure within the immediate area;
  • That the loss of trees on the site are not considered to be to the detriment of the character of the immediate area;
  • That any loss of habitats and ecological impacts have been assessed to be adequately mitigated by suitably worded conditions and as a result no significant harm is caused to the adjacent Sites of Nature Conservation Importance.

Let’s hear it for the SME developer

This project is a prime example of the importance of small and medium sized developers in helping with the housing crisis.  We need a multi-faceted solution to increasing housing supply across the country, and one of those facets is undoubtedly the SME developer, with their ability to bring smaller sites forward quickly.  Great to be part of the team on this one and glad we could help with this policy compliant,  well thought out scheme, which will regenerate a dilapidated site into beautifully designed, much needed new homes.
