The Plainview Team have been working on a backland development project on an edge of village location in Kent and have recently secured planning approval for a 5x dwelling residential scheme comprising of high-quality detached family homes in spacious plots. We are delighted that our strategic planning has enabled the potential of the site to be realised and that the approved development will be a positive addition to housing stock in the area.
From an initial site appraisal to securing planning approval for development
Our initial involvement in the project was to explore development options on the site. Its location on the edge of the settlement boundary, along with ecology restrictions, TPO’s and a strict local design code made for a complex site.
Weighing up the pros and cons of the site, we identified potential for housing development and proposed several strategies to move the project forwards. We initially secured planning at appeal for a small housing scheme. However, we felt that the plot could accommodate a larger scheme without impacting on amenity space. Having secured the concept of development on site, we set about preparing a re-submission for a larger scheme.
Negotiating an increase in housing number
To justify the proposed increase in housing, we assessed the size of the site in line with existing trends in local density. In so doing, we not only evidenced a need for further new homes, but also how the site could comfortably accommodate a larger scheme, which would make effective use of the land without detrimentally impacting on local character, the edge of village setting or the protected trees which circled the site.
We worked with the project architect, helping to ensure the design met the requirements of local policy and the village design code. The final scheme sought to respond not only to the edge of village setting, but also to demonstrate clear links with the local aesthetic, design, density and the countryside location.
We used the constraints of the site to positive effect, evidencing how the protected trees and mature boundary treatments would help to shield and soften the views of the proposed development from surrounding vantage points.
In terms of the ecological constraints, we negotiated with both the case officer and project team to ensure that any issues were overcome through sensitive mitigation and controlled via condition.
We supported the application with carefully sourced, relevant precedents and case law and we are delighted that through our proactive engagement across the project team and with the case officer, we have been able to secure planning permission once more on the site, for a larger scheme of 5x detached houses.
