Regeneration of a brownfield site with 5x family homes in Bishop’s Cleeve, Cheltenham

Our recent planning approval will see the positive regeneration of a sustainably located brownfield site, bringing 5 sensitively designed family homes (including a demolition and rebuild) to an area that currently has a severe housing need.

Project background

Our client approached us to assist after having had several developers make contact to see if there was interest in them selling their site for development.

Intrigued by the interest in their land, our client understandably wanted to explore the development potential of their site for themselves.  We were therefore contacted to:

  • assess the viability of the site for development;
  • pull a project team together;
  • advise of the style and quantum of development which would best suit the site and local needs whilst maximising value for our client; and
  • to secure planning permission.

Key outcomes

Following our development appraisal, it was clear that the site had a lot to offer – comprising a bungalow and timber yard on a prominent corner plot in a residential location with nearby amenities and in an area with a demonstrable need for housing.

However, the site wasn’t without its complications; with mature trees, part of the land falling within the local conservation area, proximity to listed buildings, visibility, ecology concerns and the potential for overlooking given the number of existing gardens which backed onto the site.

Our effective communication with the wider project team and LPA was central to ensuring many of these potential issues were resolved and or mitigated successfully.

Whilst current estimates set Tewkesbury’s Five-Year Housing Land Supply at 3.83 years, there is a presumption in favour of sustainable development.   However, the proposals still had to satisfy key material considerations, including; housing mix, design and visual amenity, impact on nearby heritage assets, residential amenity, ecology, trees, and highways.

We successfully presented a scheme that demonstrated its proactive response to the necessary local and national policies, site context and local need.  Following extensive engagement with the LPA, the officer approved the application, and we are delighted that we have been able to support our client in realising the full development potential of their land.
