Planning application submitted for an exciting 56-bed hotel regeneration project in Windsor

Planning submission for an architect designed hotel

We are delighted to be part of the project team seeking to regenerate a dilapidated used car site and former petrol station in Windsor, with a stylish 56-bed hotel and associated restaurant facilities.

This fresh application follows a previous scheme for a 61-bed hotel. During the intervening months our team have been busy engaging proactively with the Royal Borough of Windsor & Maidenhead on a revised project which responds pragmatically to feedback received through the pre-application process.

Responding to an identified need

Situated on the outskirts of Windsor and on an underutilised plot which poorly relates to the existing townscape and street scene, the new proposals seek to respond to several identified needs locally, which include:

+ The provision of high-quality hotel accommodation – the extra 56 bedrooms will go some way to meeting an identified need for this type of accommodation;

+ Exciting employment opportunities – the scheme will bring construction jobs to the area, furthermore the appointed hotel staff will have the benefit of the training and career progression opportunities the hospitality sector brings;

+ Local economy – there will be plenty of associated benefits to the local economy that a healthy tourism industry helps to provide;

+ Regenerate a brownfield site – this exciting scheme seeks to benefit the local area in terms of employment, provision of tourism facilities and to improve a swiftly deteriorating site;

+ Design response – the site context has a diverse architectural mix and the design response has been sensitively developed by the team at Altham Lewis Architects.  After a positive engagement process with the local council, they have prepared a design which proposes a façade to compliment neighbouring buildings and seeks to achieve a form that works with the area’s varying architectural character.

The proposed scheme has been designed to the highest standard and will represent significant enhancement to the streetscene at this location.

The right development in the right location

We are excited about this project as it provides an excellent opportunity to regenerate an accessible, previously developed but under-utilised site, into an employment generating hotel which will provide significant benefits to Windsor’s tourism and business sectors, whilst also enhancing the design and appearance of the site within its location and context. Furthermore, given the scarcity of sites available in central locations, the application site represents the only suitable site available in Windsor for this proposal.
