Planning application submitted for a new football ground at Charlton Rovers AFC

We have a vested interest in this scheme as our director Ian, coaches the Charlton Rovers under 11’s.

We have been instructed by Charlton Rovers AFC, who are one of the largest grassroots football clubs in Cheltenham, to provide planning support for their application for a new football ground. The proposed works include the demolition of an existing dilapidated building and the erection of a new clubhouse.

Protecting appearance in an Area of Outstanding Natural Beauty (AONB)

Trying to obtain planning permission for a development in an Area of Outstanding Natural Beauty can be tricky. We knew that our scheme would be under scrutiny by the council due to the surrounding landscape and countryside. In addition to this, two Grade II listed buildings are situated to the east of the site.

Working proactively with Cotswold District Council and Shipton Oliffe Parish Council has been key.

As part of our planning justifications, we have argued that the removal of a dilapidated building and the construction of a new one would in fact enhance the appearance of the site. We have also set out evidence to show that there would be no impact on the rest of the site, and that existing trees would be unharmed.

Focusing on the community

Planning is not just about environmental control – economic and social benefits are equally important. Charlton Rovers has over 450 members and is a real asset to the community, providing sport and recreation opportunities to all ages. It is vital that such benefits are given significant weight in determining planning applications.

Paragraph 73 of the National Planning Policy Framework rightly points out that access to high quality open spaces and opportunities for sport and recreation can make an important contribution to the health and well-being of communities.

The application is currently being considered by Cotswold District Council and is supported by the Parish.

“We are excited to announce the signing of a 25-year lease for Shipton Oliffe Sports Field. The development of the land will help secure the club’s future, allowing our young players to play and enjoy football for years to come.  We are delighted that this initiative will allow us to offer modern, high-quality sporting facilities to children of all ages at a time when such options are all-too-often being removed at a local level. We are particularly keen to introduce football as an option for girls of all ages and abilities, an opportunity not always provided by other clubs in our area.”
