Permission secured for new dwelling on garage site in Warwickshire

Our team have secured planning permission for a new 4 bed family home on the site of an old garage and forecourt.  

We provided a full range of planning consultancy services on this scheme; commencing with a feasibility study and design review as the site fell within in a Conservation Area.  This fed into the careful design of the family home by the architects at Buchanan Partnership, and helped to ensure that in terms of height, massing and style, the proposed scheme would integrate successfully into the surrounding area.

As part of our preparation for the application we were successful in presenting arguments that justified how the provision of housing on site was appropriate, including:

  • evidence that the existing buildings were of no architectural merit;
  • explained how the regeneration of the unused garage site within a residential area would benefit the built context;
  • identified a persistent under delivery of housing targets and a 5 year housing land supply of 1.47 years;
  • showed how the scheme is demonstrably sustainable and in accordance with the NPPF.

Following effective engagement and negotiation with the case office,  Stratford on Avon District Council granted full planning permission under delegated powers.
