Another PIP approval, this time for a scheme which seeks to make effective use of an underutilised site in Bexley. The land comprises a garage building and is generally unkempt – proving to be something of an eyesore locally. The proposed scheme will see the demolition of the garage and the regeneration of the site into up to 7 architect designed flats with off road parking.
To PIP or not to PIP
We are seeing an increasing rise in the number of enquiries from SME developers and have found that in certain situations, the PIP process is proving to be a useful means of ascertaining whether the principle of development on a site is acceptable, without requiring the developer to commit to the cost of obtaining all the necessary 3rd party reports to support a full or outline planning application.
In this instance, following a review of the site, we advised our client to pursue a PIP application. The first stage of this process seeks to assess only the principle of development, which extends to an assessment of the location, land use, and quantum of development.
We made a strong case, highlighting the importance which small sites can have in contributing to meeting the housing requirement of an area, and the sustainable qualities of the scheme, making efficient use of an underused piece of previously developed land.
This first stage of the application was determined at planning committee and generated much debate. However, our robust planning submission resulted in an approval and we are now working on the technical details application.
