Permission for house in green belt

Plainview Planning were instructed to prepare, submit and manage a planning application for  a replacement dwelling in the green belt. The LPA was Brentwood Borough Council.

Issues

  • Proving that there was a dwelling on the site despite the fact that there were no Council Tax records;
  • Impact on the adjacent listed buildings;
  • Impact on openness of the Green Belt and Special Landscape Area.

Outcome

Plainview Planning successfully argued that there was a habitable dwelling on site with a considerable footprint.  Although the site was overgrown it was accepted that the dwelling had not become ‘part of the landscape’.

We also undertook a sustainability appraisal, review of local precedents, and housing need analysis.

The planning application was eventually approved, significantly increasing the value of the land.
