Plainview Planning has secured three planning permissions for several site alterations, commercial unit reconfigurations and the regularisation of historic works on a large commercial site in Cirencester, for a large international company specialising in clinical technologies.
Our client had recently secured new industrial units at their Cirencester facility to support the expansion of their business. External and internal alterations were required for some of the existing units to allow for the growth in office/production/storage space. For these aspirations to be fulfilled, key on-site infrastructural changes were required to ensure the smooth running of the facility in the future.
Planning support for commercial business expansion
Our senior planner Chris was lead planning consultant on this project, providing the planning strategy, preparing, submitting and managing the planning applications, and effectively negotiating with the relevant case officers across these multiple applications.
Furthermore, whilst undertaking the project review to inform the planning strategy, it came to light that some historic planning conditions on a previous planning application had not been discharged, putting certain previous works at risk of planning enforcement action. Consequently, we advised the client to include these works as part of a planning application to ensure the site had a clean and secure planning history.
A holistic approach to securing multiple planning consents
Working closely with our client, we pulled together a project team to provide architectural drawings, noise and other necessary third-party reports. Working effectively across the project team, we were able to ensure sufficient information was provided upfront to demonstrate that the proposed developments would continue to support business growth in Cirencester, whilst ensuring a safe and secure environment for staff and members of the public accessing the site.
Our planners also engaged proactively with the local authority planning department to ensure the respective case officers had all they needed to determine the applications in a timely manner. As a result of our meticulous process, all 3 planning applications were robustly supported, had no objections and no pre-commencement or prior to use planning conditions allowing our client to begin work immediately without having to discharge any onerous conditions.
