The Forest of Dean District Council (FODDC) are undertaking a ‘Call for Sites’ consultation as part of their Strategic Housing & Economic Land Availability Assessment (SHELAA). The consultation is now live and will end on the 29th March 2020.
What type of development sites will be considered?
FoDDC are appealing to landowners, developers, agents and interested individuals who have land in the district which could be suitable for employment areas, housing or a combination of the two.
Sites which are less than 0.2ha or are heavily constrained, are less likely to be considered appropriate for inclusion.
We wrote about the future of development in the Forest of Dean last year, however, this latest ‘Call for Sites’ process is of particular importance as the Council is in the early stages of producing their Local Plan.
Furthermore, the recent publication of the Government’s Housing Delivery Test figures for 2019, saw Forest of Dean’s Housing Delivery at 89%. The Housing Delivery Test measures whether planned requirements (or, in some cases, local housing need) have been met over the last 3 years. Where delivery is below 95% of housing requirement, then the council are required to produce an action plan to identify how they will respond and provide the homes needed.
Whilst FoDDC’s latest SHELAA 2020 Call for Sites claims an adequate supply of land for housing, there is an issue with delivery and sites put forward today, could potentially help the council meet their ongoing housing requirements on a long-term basis. With this in mind, it’s a positive opportunity to get involved as your submission could help shape the district’s future. And whilst submission of a site through the ‘Call for Sites’ process does not guarantee designation, it could be a valuable first step towards realising the development potential of your site.
How to put your site forward for potential future development
The council advise that if you have a site which you think might be suitable for submission, then you need to complete a site submission form and also provide a scaled location map, details of the site and information relating to ownership.
