New 4 bedroom house approved in rural Warwickshire

Plainview Planning have successfully achieved planning permission for a bespoke 4 bedroom detached house in Priors Marston (Stratford-on-Avon District Council).
A number of issues had to be resolved to achieve permission, including a requirement to justify the loss of the existing business use on site (an old garage); and the need to show consideration towards the local Conservation Area designation.
We were also able to demonstrate that Stratford-on-Avon are falling short of their housing targets, and that the village can support new housing development. Housing need is a “material planning consideration” and the NPPF makes clear that there is a presumption in favour of sustainable development. Using all these arguments together with the correct planning strategy, we were able to achieve permission swiftly for our clients.
