Two new houses in Surrey

Plainview Planning have worked on the creation of two new and much needed dwellings in Surrey. The development site consisted of an existing business premises, which are fervently protected in local planning policy. Our arguments had to show that on balance, the creation of two new dwellings would be more sustainable than keeping the existing business uses.

We achieved this via a full analysis of housing and employment need in the area; identifying a severe housing shortage for the exact type of houses proposed, as well as an oversupply of business uses in the immediate area.

To tip the balance further in favour of permission, we undertook a local character study to show that the residential use would not harm the “business” character of the area, and that the development met the sustainability targets of the NPPF (social, environmental and economic).
