This week South Gloucestershire Council has launched a Regulation 18 consultation for their new local plan, along with a call for sites.
Regulation 18 consultation – South Gloucestershire’s new local plan
The consultation is titled South Gloucestershire, new Local Plan Phase 3 – Towards a Preferred Strategy. This consultation is a legal requirement and the local authority must take into account any representation made to them through this invitation. Therefore it presents a key moment for local residents, business, and developers to have their say, not only on the direction of the Local Plan, but also on key issues which will shape the places you live, work and socialise in; will have a direct impact on the natural and built environment; and make decisions about where future homes and jobs might be located.
The consultation runs from the 6th December 2023 to 7 February 2024. The aim of the Local Plan is to present a new strategy and policies to guide and manage growth and change in the area over the next 15 years. If you want to have a say on the future of the area then this is an excellent opportunity to do so.
As a team, Plainview Planning is very well placed to assist in making Local Plan representations – previously we have queried settlement boundaries, put forward sites for inclusion via the call for sites process, highlighted local need for policy on things like granny annexes and farm diversification, and assessed housing supply figures. If you are considering making a representation for this current Local Plan, then feel free to contact us to see how we can best help you make your voice heard.
The deadline for submitting representations is the 7th February 2024.
Attention all landowners and developers – South Gloucestershire’s Call for Sites is live
Alongside their Regulation 18 consultation, South Gloucestershire are also undertaking a Call for Sites exercise. As part of this, you can either submit a new site or provide updates on an existing site.
The purpose of the ‘call for sites’ is to provide an opportunity for people to identify sites they think may have the potential for development (for housing and economic purposes) through the new Local Plan.
For the Council to be able to make a fair assessment on the suitability of a new site, or to receive updated information on an existing site, they require a Call for Sites form to be submitted. This should include, but is not limited to:
- Land ownership details;
- Site details;
- Site location plan;
- Potential uses and capacity;
- Site suitability issues and mitigation;
- Site availability issues;
- Site deliverability issues;
- Confirmation of whether the site has been submitted previously.
Careful and comprehensive preparation is crucial to ensure your submission clearly presents the suitability of your site for development and how any issues can be mitigated in the future. The team at Plainview Planning are very experienced, not only in assessing the suitability of a site for development, but also in preparing robust and persuasive submissions that showcase the development potential of your site in its best light. We can also help you prepare the necessary supporting information, from assisting with your application form, provision of Location Plans, through to helping you to identify key constraints and strategies to overcome potential planning issues. We also have a network of third party consultants that we work with to provide you with necessary reports for Flood Risk, Contamination, Topography, Heritage etc, should your site require this.
Furthermore, our team regularly help landowners promote land as potential strategic development sites and we offer a variety of services and packages, from consultancy services to fully funded solutions via our sister company, Context Land.
The deadline for submissions is 07 February 2024. Don’t miss your chance to have your say! If you feel you have a site suitable for housing or employment use and want to understand more about its development potential, then get in touch today.
