The Regeneration of Leigh Industrial Estate, The Causeway, Maldon

We invite the residents and business owners of Maldon and Heybridge to comment on the proposed regeneration of the land at Leigh Industrial Estate, The Causeway, Maldon with an exciting employment-led mixed-use development.

The site currently provides poor quality warehouse accommodation, an empty builders’ merchants and furniture warehouse. None of these buildings are fit for a modern economy and require substantial investment to bring them up to a standard expected in today’s economy. Consequently, the landowner is seeking to regenerate the site to deliver modern commercial floorspace and increase the number of jobs and businesses that this site can support. However in order to be able to achieve this vision and ensure that the development is financially viable, the redevelopment will need to include a residential element. The residential element will also make an important contribution to Maldon’s identified housing need and provide housing on a brownfield site in a central location.

We consider that the site can reasonably support in the region of 2,000 sq m of commercial floorspace and 150 to 200 dwellings.

There are a number of possible constraints that need to be considered in the development proposals – transport capacity, heritage, ecology, noise, and flood risk. Technical work is ongoing to resolve or mitigate these matters.

We think this is an excellent opportunity to secure modern employment space, create jobs and provide housing on a previously-developed site, within a central location and with good access to public transport.

We are now seeking your views on the potential redevelopment of the Leigh Industrial Estate so that we can incorporate these views into the initial design concepts for the site.
