Plainview Planning has secured permission for a new college in Ilford, Essex. The proposal was originally refused by the London Borough of Redbridge due to concerns over the amenity of local residents, but this was successfully overturned via a Written Representation appeal to the Planning Inspectorate.
We successfully argued that the nearest dwellings were 30m away across a busy road, and that the area was predominantly commercial in character. Furthermore, we managed to negotiate with the Highways Authority to allow a reduction in the usual parking space requirement due to the highly accessible nature of the site.
The Planning Inspectorate allowed the appeal, and with fairly lenient conditions.
