East Herts Council is seeking views on the East Herts District Plan (Pre-Submission Version), which sets out the planning framework for the District up to 2033. It will be available for public consultation for six weeks, from Thursday 3rd November until Thursday 15th December 2016, and represents the final opportunity for public feedback on the District Plan before it is submitted to the Planning Inspectorate for examination.
The proposed development strategy concentrates development growth on the larger settlements within the district, and those that border the district boundary such as:
- Bishop’s Stortford,
- Welwyn Garden City,
- And Harlow.
In addition to these allocations, the Council has identified potential growth in the villages. They are proposing to deliver at least 500 new homes in village locations between 2017 and 2033.
The villages have been classified according to the level of services, facilities and public transport provision present. The Group 1 Villages are deemed to be the most sustainable villages in the District and will be expected to grow by at least 10% over the plan period. These include:
- Much Hadham,
- Standon & Puckeridge
- and Walkern.
The Council anticipate that the village sites will come forward though a Neighbourhood Plan allocation. However, they may come forward earlier subject to the progress of the local plan, the housing supply position, and if they can be demonstrated to be sustainable development.
Edge of village developments:
Plainview Planning have had a great deal of success in securing planning permissions for developments at edge of village locations including most recently:
- A single dwelling near Newent;
- 7 dwellings in Ufford;
- 3 dwellings in North Chailey;
- 4 dwellings near Horsham;
- 4 dwellings near Charing.
