We have recently submitted an application for the redevelopment of a brownfield site to deliver 26 PRS dwellings and 260 sqm of creative start-up space in Walthamstow, East London.
The scheme and its background:
The proposal seeks to demolish a vacant and dilapidated factory and replace it with a mixed-use development comprising 26 x PRS (Private Rented Sector) dwellings and creative start-up space.
The proposed redevelopment has been prepared over an 18-month period with extensive pre-application discussions and meetings with both the local council, residents and stakeholders. The subsequent application seeks to make efficient use of an underutilised brownfield site and improve the vitality and appearance of the local area.
The proposals will bring a whole host of economic, social and environmental benefits, including:
- Responding to a recognised need for housing, especially the demand for build-to-rent accommodation;
- The site is demonstrably sustainable, with local amenities in close proximity and excellent transport links;
- The proposals will bring a number of economic benefits to the area, not least as the creative start up space will encourage and act as a catalyst for further economic growth within the area.
Engaging with the planning officers and community:
As a long-term landowner with a strong family connection to the area, our client has been keen to engage with the community regarding plans to redevelop the site at Wood Street.
Following a number of thorough pre-application discussions with the council and a successful public consultation, the feedback from these events has really helped to inform and evolve the application. The subsequent ambitious scheme, designed by the award-winning Architecture for London (AFL) who have worked on a whole host of large scale residential design projects, responds to local context and need superbly.
