Plainview Planning are thrilled with the recent planning application approval for the redevelopment of a brownfield site, enabling the construction of 6 new residential flats in the London Borough of Newham.
The proposal sought to demolish an ancillary warehouse, which was used by our client as a storage and logistics unit for their thriving business. However, the existing site was too small for their business needs; its constrained access and residential context meant it was not fit for use.
It was felt the development of flats would provide a more beneficial and effective use for the site and that the distribution facility could be relocated locally to a more suitable purpose built unit.
The planning process:
We provided full planning consultancy support on the scheme from the outset. We undertook an initial in-depth review of the site and relevant policy, which ensured our client was fully informed of the potential opportunities and risks to their prospective application.
Our client could then make an informed decision about how to proceed and instructed the award winning architects Buchanan Partnership (now Archio) to develop the designs, assisted by our detailed planning analysis. The proposal focussed on creating a sustainable design, relevant to the surrounding character of the area and would ensure a continuation and enhancement of the existing rhythm of the street.
We engaged in pre-application discussions, which fed positively into the scheme and resulted in a development proposal which was sympathetic to the local character; enhanced the housing offer in the area; and would regenerate a site which was not fit for its commercial purpose.
Our extensive and positive discussions with the case officer during the application process has resulted in a development which is in full accordance with the NPPF, Newham Core Strategy, and the London Plan.
The proposed scheme represents sustainable development, benefiting and supporting economic, social and environmental factors. It will provide a mix of units enhancing the quality and variety of housing stock and will help to enhance and regenerate this underused site.
