We recently obtained planning permission for a change of use from a B1 office to a D1 medical facility in Southwark, London, which will provide out of hours healthcare to a busy commuter hub.
Our client runs a successful business, providing vital GP and out of hours health services. We have been providing full planning support to our client as they seek to expand their business across a number of carefully selected sites in London.
The site subject to this change of use application was demonstrably sustainable. Its location, close to Borough and London Bridge stations, meant that it would benefit from a variety of transport options, and would provide a conveniently located health service close to a busy work and commuter hub.
Making the case for a change of use:
We undertook a thorough site analysis and policy research which justified how the proposed development met the 9 criteria of Southwark’s Plan Policy for development within town centres. Furthermore, the proposed change of use would revitalise an otherwise vacant office, meeting a core principle of both the local and London plans by efficiently using an existing building for the benefit of future occupiers, and the local and wider community.
In order to mitigate concerns over a perceived loss of office use in a central location, we proposed a dual use of B1/D1 to allow sufficient flexibility and to ensure that the rooms could be reverted back to the original established B1 use if so required. In so doing, Southwark Council would continue to safeguard the future use of the site and exercise control over any subsequent alternative use which may have wider transport or amenity impacts.
We are delighted Southwark Council approved the application and in doing so have enabled a successful business to expand and serve a greater number of patients, benefitting both the local and working population.
