We have obtained planning approval for a change of use from A1 (Retail) to A3 (Restaurant) for a site in the centre of Cheltenham, Gloucestershire.
The proposal will revitalise an empty A1 retail unit just off the main high-street in a bustling part of town. The application sought approval for the use of the unit as a restaurant with capacity for approximately 60 covers, which will also provide a small takeaway service acting as an ancillary feature of the business.
The site is located within the Cheltenham central conservation area. It is a prime location in terms of footfall making it ideal for the proposed change of use, whilst the redevelopment of the site will generate local job opportunities and revitalise an otherwise empty unit.
Making the case for a change of use:
In light of its sensitive location we reviewed the potential impacts on local amenity and were able to show how the proposed change of use was appropriate for the location and would accord with the requirements set out under both local and national planning policies. We also identified relevant planning history on site which further strengthened our case, and were able to mitigate any concerns over a loss of an A1 unit in a town centre location.
The application was approved without delay by Cheltenham Borough Council.
